GENERAL CONDITIONS OF LETTING

1) Payment.
At confirmation of reservation, the client is requested to pay 30% of the entire tenancy to:

The balance of tenancy should be paid to the same account not later than one month before
arrival. Failing this, the owners may refuse access to properties.

2) Minimum period of letting/checking of property/change of linen/valuables.
The minimum period of letting is generally one week, from Saturday to Saturday.
On their arrival, clients should check properties carefully, any complaint should be made
within 24 hours. If clients are staying more than one week, on Saturday they will get a change of
bath- linen and their beds will be made with clean sheets. To that purpose it is asked that they permit access to property for a short time in the morning to owner or to owner's representative.
Valuables should not be left in cars and around houses. Doors must be locked at night and when
clients are away, windows shut. Owners cannot take any responsibility about loss or theft of any
valuables.

3)Arrival and departure.
Arrival: Saturday between 5 p.m. and 8 p.m.
Departure: Sugherina, Monolocale and Bilocale between 8 a.m. and 10 a.m.
Sughera and Villa Poggio: bedrooms and bathrooms situated on upper floors should be
vacated by 8,30 a.m.. Clients may continue to occupy the ground floor until 10 a.m.
Any change of arrival date or arrival time should be communicated to owner as soon as possible.
IMPORTANT: on arrival, clients must show their passports or identity cards at the reception for
registration with local Police.
IMPORTANT: the caution money against damages and/or additional expenses, as stated in the
price list , must also be handed over on arrival in order to enable owner's representatives to give access to properties.
Should clients advance their departure, owners are authorized to refund the caution money by post
(less any incidental deduction for damages or extra expenses) only after checking the property in
question.

4) Number of people - replacements.
Only the people whose presence has been registered with the authorities are entitled to use the properties. The number of persons (adult and children) must not exceed the number of sleeping
places indicated in the description except in the case of infants (less than 2 years old) for whom
clients bring a travelling cot and the necessary linen. Incidental exceptions are stated in the price-list.
Any replacement during tenancy should be previously agreed with owner.

5) Cleaning of the properties/care of the houses/general behaviour.
Our guests should find the properties clean and tidy on their arrival. For the best satisfaction of all
users it is of the utmost importance that the properties are kept in good conditions all through the holiday season. Therefore, clients are earnestly asked not to move furniture around, not to put mattresses on the floor, not to play balls in or around the houses, not to throw any waste in the WC and so on. For safety reasons, electric bulbs must only be replaced with new ones rated at the same
power (watts). To ensure that the place will be in perfect order for the next clients, the owner will
deduct €10,00 (with a minimum according to the house) per sleeping place from the caution money
All our guests are entitled to calm and quietness, therefore we kindly ask everybody to comply with
the general rule of silence after 11p.m.

6) Garbage disposal is entrusted to the care of clients except for their day of departure. There are rubbish skips near all supermarkets with different ones for paper, glass/plastic/aluminium, and for general waste.

7) Swimming-pools.
There are two swimming-pools, one serving the largest Villa Poggio and the other one for Sughera, Sugherina , Bilocale and Monolocale.The swimming-pools are generally open from May through September with the exception of unusual bad weather, the hours of opening are from 10 a.m. to sunset.Towels for the pool are provided with every property, please do not take bath linen out of the houses.
CHILDREN MUST NOT BE LEFT UNATTENDED. DIVING IS PROHIBITED ON ACCOUNT OF SHALLOW WATERS.Only owner's family and guests at the properties are entitled to use the swimming-pools
.
8) Speed limits.
Please respect them, there may be children around.

9) Sunday Mass: there are several churches in the neighborhoud and Mass is said at different hours Saturday and Sunday. Cristiana will be happy to inform you and/or take you along.

10)Cancellations.
In the event of cancellation, if only the deposit money has been paid, that amount will remain due.
If the cancellation occurs up to 30 days before arrival, when the entire sum has been paid, half of
it will be returned, if it occurs between 29 and l5 days before arrival, 25% of it will be returned (with the exception of the deposit money) . If it occurs later than 15 days before arrival, no refund will be possible.

11) In case of contention, the parties agree to resort to the Bureau of Conciliation for Tourism at
the Camera di Commercio,Industria, Artigianato, Agricoltura di Firenze,3 Piazza dei Giudici ,
50122 Firenze.
