General conditions of letting
1) Payment.
At confirmation of the reservation the client is requested to pay 30% of the tenancy as down-payment to the following account:

The balance of the tenancy should be paid to the same account not later than one month before arrival.2) Minimum period of letting/ checking of property/ change of linen/ valuables...
The minimum period of letting is generally one week from Saturday to Saturday.
On their arrival, clients should check properties carefully, any complaint should be made within 24 hours. If clients are staying more than one week, on Saturday, they will get a change of bath-linen and their beds will be made with clean sheets.
To that end it is asked that they permit access to the property for a short time in the morning to owner or owner's representative.
Valuables should not be left in cars and around houses. Doors must be locked at night and while clients are away, windows shut.
Owners cannot take any responsibility about the loss or theft of any valuables.3) Arrival and departure.
Arrival: Saturday between 5 p.m. and 8 p.m. The holiday houses may not be ready before that time. Clients are kindly requested to stop at the reception (about 800 mts from the main road for the handing over of the damage deposit/caution money and of the passports or identity cards which will be returned after registration. They will then be directed to their holiday home. Any change of arrival date or time must be communicated to owner as soon as possible.
Departure: Sugherina: Saturday between 8 a.m. and 10 a.m.
Sughera: bedrooms and bathrooms situated on first floor should be vacated by 8:30 a.m. Clients may continue to occupy the ground floor until 9 a.m. Villa Poggio: the bedrooms and bathrooms on the upper floor should be vacated should be vacated by 8:30 a.m. Clients may continue to occupy the kitchen and entrance floor until 9:30 a.m.
The caution/ money deposit will be refunded at the end of the holiday less any deduction made for damages caused to the property or any addictional cost not included in the letting price. The owner or his representative may refuse access to the property if the caution money and/or passports are not handed over. Should clients advance their departure, the owner or his reprentative is authorized to refund the deposit to clients by post (less any incidental deduction for damages) only after having checked the property in question.4) Number of persons - replacements.
Only the persons whose presence has been registered with the authorities may use the property. The number of persons (adult and children) must not exceed the number of sleeping places indicated in the catalogue except in the case of infants (less than 2 years old) for whom the client brings a travelling cot and the necessary linen. Incidental exeptions are stated on the price-list. Any replacement during the letting period is forbidden unless previously agreed with the owner.5) Cleaning of the properties / care of the household / general behaviour.
Our guests should find the properties clean and tidy on their arrival. For the best satisfaction of all users it is of the utmost importance that the properties are kept in good conditions all through the holiday season. Therefore, clients are kindly asked not to move furniture around, not to put mattresses on the floor, not to play with balls in or around the houses, not to throw any waste in the W.C. and so on. For safety reasons, electric bulbs must only be replaced with new ones rated at the same power (watts). The utmost attention should be paid to avoid damages caused by fire, barbecues, lighted cigarette butts.All our guests are entitled to calm and quietness, therefore we kindly ask everybody to comply with the general rule of silence after 11 p.m.
6) Garbage disposal is entrusted to the clients except for their day of departure.
7) Swimming-pool.
The swimming-pool is normally open from May 1st to September 30th with the exception of unusually bad weather; the hours of opening are from 10 a.m. to sunset. Only the clients of our properties are entitled to use it. It is requested that they behave so as not to disturb other users. In particular , they should avoid noisy games, music playing, football kicking, picnicking in the area etc.Swimming-pool towels are provided, so please don't take bath linen out of the houses. Children must not be left unattended. Diving is absolutely forbidden on account of shallow waters.8) Speed limits.
Please respect them!9) Cancellations.
In the event of cancellation, if only the first installment has been paid, 10% of the entire sum will be returned. If the cancellation occurs up to 30 days before arrival, when the entire sum has been paid, half of it will be returned. if it occurs between 29 and 15 days before arrival, 25% of it will be returned. If it occurs later that 15 days before arrival, no refund will be made.10) In case of contention, the parties agree to resort to the Bureau of Conciliation for Tourism at the Camera di Commercio,Industria,Artigianato,Agricoltura di Firenze, Piazza dei Giudici 3 50122 Firenze.
